The Permit Rules That Actually Apply

HDB generally allows non-structural partition walls for room subdivision, study nooks, or walk-in wardrobe zones. But “non-load-bearing” alone doesn’t automatically mean no permit is needed. A few conditions trigger one regardless:

  • Fixing the partition to an existing structural wall or beam
  • Any hacking into the floor slab, which some frameless glass systems require for the track
  • Adding electrical works within or around the partition, such as new power points or lighting

Going full height to the actual slab is possible and gives you more usable storage volume, but it needs a head plate fixed to the slab, which complicates matters if you have a drop ceiling or trunking running through that area.

Door choice also affects your usable floor space more than most people expect. A swing door needs roughly 0.6 to 0.8 square metres of clear arc space to open, which matters in a tight subdivision. A sliding door avoids that but costs more and needs overhead clearance for the track, so it’s worth deciding early which trade-off fits your layout better.

Building Storage In, Not Adding It On

This is the decision that actually determines whether your storage-integrated partition holds up over time, and it’s the part most partition guides skip entirely.

If you’re going with drywall because of the cost, the fix is straightforward but has to happen at framing stage: position the metal studs specifically where cabinet brackets, shelving supports, or wardrobe mounts will sit, and use reinforced blocking behind those points. This tends to be more cost-efficient than building a wall and then adding cabinetry against it, since you’re not paying for a stud frame that the cabinet’s own carcass could have provided.
